MAKING THE CASE FOR BUYING IN THE SUMMER


While market conditions shift from year to year, one thing remains consistent: There are quite a few reasons why shopping in the Summer months makes a lot of sense. 

1. More Listings = More Choice

Although inventory levels can fluctuate from year to year, we most often see peak inventory levels in June and July. This is when the most homes are listed for sale on the open market.  Although inventories start to fall from here, they don't tend to fall significantly until Sept or October, meaning the summer months often have a great selection of homes for sale. 

2. Less Buyers = Less Competition
Although peak inventory levels are typically seen in June and July, peak sales however are most often slightly earlier, in May and June. This means that starting in July, there are a lot of options to choose from, however competition from other buyers is starting to abate. 

3. Prices Tend to Stabilize

Although home prices don't always rise from year to year, when they do it is most often in the Spring market. Come June and July, prices tend to stabilize, making Summer a sweet spot for negotiations. 

4. Comfortable Shopping Weather

Shopping in the Summer means all those hours spent looking at homes are done with sunshine - a much more enjoyable process than stomping through snow and dealing with taking off boots and coats at every property. Plus, your home inspector can properly inspect all parts of the property when the weather is cooperating, unlike in the snowy months. 

5. Landscaping (or lack thereof) is On Display
Buying in the Summer means you can get a full and proper look at the yard and exterior elements of a home. Summertime buyers know exactly what they are getting, unlike wintertime buyers who sometimes get a bit of a surprise when the snow melts and the weeds pop out! 

6. Summer Brings Out More Motivated Sellers
Properties that miss the Spring selling season and end up listed through the Summer months often end up more motivated than Spring-time sellers. This is because activity often slows down significantly starting in July which can worry Sellers who need to see a sale occur within a certain timeframe.  This creates a strong environment for negotiation, particularly if you're prepared, pre-approved, and working with an experienced agent.



Timing Matters—But Strategy Matters More
Buying in the Summer means you can take your time but being prepared is still important as the best homes can still sell quickly at any time of the year. The best strategy still involves:

  • Getting pre-approved so you can act quickly
  • Working with a real estate agent who understands Calgary's market
  • Watching the market for price reductions or re-listed homes that may offer hidden value
